Aareal trend barometer – The situation on the rental market

Challenges and courses of action in the housing industry

The situation on the property market is strained, especially for residential property in Germany. High demand on the rental market meets increasingly scarce supply. At the same time, pressure on buildings with a poor energy balance is increased.

We wanted to know how tenants assess the current situation on the rental market. Together with the market research institute YouGov, we conducted a representative online study among around 5,000 tenants in Germany. In addition, 150 Aareal Bank clients in the housing industry were surveyed. The result showed that the housing market in Germany is facing great challenges. 

  • Tenants under pressure
    Housing shortage and energy-related refurbishment concern the tenants and - according to the interviewees - put a strain on social coexistence. Many tenants criticize the lack of willingness to find innovative solutions and would like to see a clearer impetus.
  • Together towards more energy efficiency
    Sustainability continues to be a relevant aspect when looking for living space. Given the right circumstances, tenants are even willing to cooperate with their landlords and contribute their share to more energy-efficient housing.
  • Call for more planning certainty and pragmatism
    The decision-makers in the housing industry are aware of the challenging situation on the rental market and expect more pragmatism from policy-makers regarding regulation and thus more planning certainty.
